FAQs

  • Don’t see your question here?

Book a consultation to discuss your specific needs — or your current frustrations.

  • What does a body corporate manager actually do?

At Pharos, we go beyond administration. We manage the day-to-day operations, legal compliance, financial planning, risk registers, and facilities management on behalf of the body corporate. We oversee your development — ensuring everything aligns with the Unit Titles Act 2010 and its 2022 amendments.

  • How do we transition from our current manager?

Seamlessly. We coordinate the entire onboarding process — from reviewing your current agreement to securing a clean, complete handover. We’ll work directly with your outgoing manager and follow best-practice procedures under the Unit Titles Regulations 2011, ensuring minimal disruption to your service.

  • What are our compliance responsibilities as a body corporate?

Bodies corporate are legally required to hold AGMs, maintain accurate records, insure common property, and implement a long-term maintenance plan. Pharos ensures these obligations — set out in the Unit Titles Act 2010 — are met and documented with care, clarity, and consistency.

  • How does Pharos use data to support better decisions?

We don’t just file records — we analyse them. From incident tracking and site inspections to forecasting and financial performance, we turn raw data into meaningful insights. Our systems are designed to guide committees and chairs in making informed, strategic decisions that protect both property and people.

  • Do you offer customised service plans?

Absolutely. No two developments are the same — and neither are our management strategies. We tailor each plan to your governance style, community needs, and building lifecycle — whether you’re overseeing a boutique apartment block or a multi-stage mixed-use complex.

  • Who can access the body corporate's records and documents?

Under section 204 of the Unit Titles Act, all owners have the right to access key records, including minutes, financial statements, and insurance documents. Pharos uses secure, centralised systems to ensure this access is easy, transparent, and compliant — without compromising privacy.

  • Does Pharos handle AGM preparation and documentation?

Yes. We prepare and distribute all notices, proxy forms, agendas, and draft resolutions — and ensure your AGM is run in full compliance with the Unit Titles Regulations 2011. Afterward, we circulate minutes, action points, and any required updates.

  • Can Pharos help with dispute resolution?

Yes. We support owners and committees in managing conflict — whether informally, or via structured pathways under the Unit Titles Act’s dispute resolution process. We also help prevent disputes before they escalate, through clear communication, process transparency, and strong documentation.

  • What technology does Pharos use?

We use specialist strata and facilities management platforms to streamline workflows, track data, and ensure legal and procedural compliance. From maintenance logs to meeting minutes, your information is always accessible, auditable, and up-to-date.
